A turn-key modular building project involves key steps from initial programming through project turnover. Here's a comprehensive outline, but don’t worry. Our project team is here to walk you through every step.

1.      Project Initiation and Programming:

• Define project goals, requirements, and objectives.

• Conduct a needs assessment to understand client specifications.

2.      Conceptual Design:

• Develop preliminary design concepts based on project requirements.

3.      Bid Phase:

• Conduct a site visit to assess the project site, understand local conditions, and gather additional information that could impact pricing.

• Universal Modular will seek bids from all required subcontractors.

• Universal Modular will prepare and submit a formal proposal with details, specifications, and estimated schedule.

• Customer will award the project and issue a purchase order.   

4.      Detailed Design and Engineering:

• Create detailed architectural plans and engineering drawings.

• Obtain necessary permits and approvals from regulatory authorities.

• Develop a comprehensive schedule.

5.      Fabrication of Modular Components:

• Order all required long lead materials.

• Fabricate modular components off-site in a controlled environment.

• Conduct quality control checks during the manufacturing process.

6.      Site Preparation:

• Clear and prepare the construction site.

• Install foundation systems compatible with modular construction.

• Install all required utilities (electrical, data, water, sewer).

7.      Module Delivery and Assembly:

• Transport modular components to the customer site.

• Assemble modules according to the engineered plans.

• Ensure precise alignment and integration of modules.

8.      Mechanical, Electrical, and Plumbing (MEP) Installation:

• Connect modular components for seamless MEP system integration.

• Install plumbing, electrical, and HVAC systems.

• Conduct thorough inspections to ensure code compliance.

9.      Interior Finishing:

• Complete interior finishes, including flooring, walls, and ceilings.

• Install fixtures, furnishings, and any specialized equipment and cabling.

• Ensure compliance with design specifications and quality standards.

10.   Exterior Finishing:

• Apply exterior finishes to achieve the desired aesthetic.

• Install windows, doors, decks, ramps, and any additional exterior elements.

11.   Project Commissioning:

• Commission the entire building to ensure all systems operate as intended.

• Obtain necessary approvals and documentation.

• Address any customer punch items.

12.   Project Turnover:
